This tenant improvement started with BOMA area calculations that analyzed effective leaseable ratios for the owner of this boutique office building in Kakaako. Upon review of the existing conditions, it was clear that circulation was inefficient and significantly decreased leasable area for the building owner. The final build out increased leaseable area by 10% while simultaneously creating more desirable tenant areas that could enjoy Mauka and Makai views. Exiting corridors were upgraded to meet current code requirements and the restroom cores were modernized to create a more marketable office venue.
